The Director oversees the daily operation of the physical plant, to include all routine repair and maintenance work, as well as managing special construction and capital projects at the school. This individual manages a maintenance staff of three, including hiring, scheduling, performance evaluation and development of maintenance staff. Working closely with school administration and faculty, the Director of Facilities coordinates and completes work in the building, orders supplies and equipment to maintain the physical plant, and advises senior leadership on steps and investment needed to maintain the facility in proper condition, in accordance with all required inspections, certifications and licenses.
Maintain proper operation of air conditioning systems, including replacement of filters and belts, greasing motors, power washing condensers, and winterizing chillers.
Maintain Building Maintenance System (BMS) Controllers throughout building
Flushing heating system weekly, monitor outside contractor in tube cleaning.
Coordinate inspections of seals, chimney and boiler as required. Maintain records associated with required inspections.
Maintain electrical system and replace bulbs, electrical outlets, breakers and fuses as needed.
Repair and maintain plumbing equipment as needed and coordinate required inspections of valves and back flow prevention devices, as well as sprinkler and fire pump systems.
Coordinate maintenance of Fire and Burglar Alarm systems by outside contractor and act as point person for all alarms with city fire and police departments.
Prepare building during summer months for September school opening, including major cleaning and repair work.
Manage daily and weekly cleaning of building during school year, including exterior maintenance and snow removal.
Conduct fire drills, supervise evacuation, check all fire prevention systems for proper working order.
Oversee food delivery and kitchen equipment maintenance, as well as classroom and meeting room set-up.
Manage team of three in performance of maintenance duties, including payroll administration, recruitment & hiring of staff, individual performance evaluations, and coordination of required training.
Four-year high school diploma or its educational equivalent
Minimum five years’ experience in facility maintenance. Director or Assistant Director experience desired.
Ability to communicate in Spanish a plus.
Various certifications as required by NYC Fire Department, or willingness to work toward achieving required certifications after hire.
