Facility Manager Performance Profile
Position Summary:
The Facilities Manager is a benefits eligible, full-time, 12-month position that reports to the Director of Technology and Operations. This position is accountable for all aspects of maintaining Fay’s eight acres, seven buildings, playgrounds, Fay Forest, Fay Farm, Chicken Coop, and Nature Trails in peak condition to provide a safe and efficient environment conducive to instruction and learning. This position will perform a variety of tasks relative to facility maintenance while keeping the Director of Technology and Operations informed of status of maintenance objectives, schedules, potential problems, or unusual events. This position leads a team of maintenance and custodial staff and coordinates outside vendors to achieve objectives on time and within budget.
Essential Duties and Responsibilities:
- Supervise all facilities and custodial staff and schedules workload and staffing levels including assigned day-to-day tasks, support of educational programs, preventative maintenance requirements, and custodial programs to accommodate the school calendar, time-off requests, and sick leave. Makes staffing recommendations to Director of Technology & Operations.
- Schedule and supervise regular inspection, preventative maintenance, and minor repairs on mechanical, electrical, plumbing, HVAC, campus grounds and other equipment ensuring it meets current codes.
- Maintain and cultivate relationships with outside vendors, contractors, and industry peers.
- Coordinate, monitor and maintain campus grounds and custodial programs that keep the school’s appearance in exemplary condition.
- Utilize the ticketing system to assign, track, respond to maintenance tickets, facilities usage (scheduling, event set up, etc.), and maintain updated records for assets and inventory.
- Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties. Ensure compliance with applicable building and safety codes, hazardous waste disposal, OSHA, hazardous materials, radon, lead, noise pollution, indoor air quality, recycling, OSHA, solid waste, emergency disaster planning and laws and regulations.
- Train employees in the safe use of equipment and materials and procedures to ensure adherence to proper safety standards.
- Review and plan procurements, budgets, and strategic planning for plant replacement and capital expenses with Director of Technology and Operations.
- Installs, inspects, operates, repairs and maintains the electrical, plumbing, mechanical, building information systems, emergency notification systems, fire detection and suppression systems, door and window operation, fences & gates, roofing and gutters, irrigation & drainage, lift pumps, well pump, boilers, various HVAC systems and all other building and grounds related systems.
- Review and recommend potential and needed capital improvements.
- Arrange bids and develop and ensure adherence to specifications for all outside contractual work.
- Monitor, control and report on supplies and equipment inventory, prepare documents for supply and equipment procurement.
- Develops cost estimates for supplies and equipment and provide advisory assistance regarding equipment and facility needs and conditions.
- Develop and organize preventative maintenance and safety inspection programs for all facilities and equipment.
- Assist in all work areas when and where needed. Does general repairs and performs related duties as required.
- Available to work after hours and on weekends as needed.
- Point of contact to respond to life safety alarms during normal working hours and after hours.

Qualifications:
- Bachelor’s or associate degree in a relevant field
- Five years of experience in a supervisory role in facilities or property management.
- Ability to read and understand and convey meaning of construction blueprints, drawings, plans, safety rules, operating and maintenance instructions, and procedure manuals.
- Working knowledge of electrical, HVAC, plumbing, carpentry, concrete and painting trades.
- Basic plumbing, electrical or mechanical skills.
- Basic technology proficiency.
- Valid Driver's License and clean driving record.
- Ability to speak and write in Spanish a plus.
Physical Requirements and Work Environment:
- Ability to perform certain physical tasks including sustained standing and walking, navigating stairs and hills, kneeling, reaching with hands and arms, lifting and carrying up to 50 lbs, monitoring children and the immediate environment visibly and audibly and the ability to give audible instructions that can be understood by English speakers in a loud environment.
- Ability to work both indoors and outdoors in various weather conditions including rain, cold, heat, etc. and on various surfaces, some inclined, including grass, dirt, trails, decking, pavement and concrete.
- The employee is occasionally required to climb or balance; stoop, kneel, crouch, or crawl. Specific vision abilities required by this job include close vision, and ability to adjust focus and see well enough to read, drive and recognize signs, directions and faces.
- Tasks are regularly performed with potential exposure to adverse environmental conditions, such as strong odors, fumes, dusts, wetness, humidity, machinery, vibrations, temperature and noise extremes, disease, pathogenic substances and toxic/poisonous agents.
